Let me introduce myself. How do we get started? When do we finish?
Let Me Introduce Myself

As I am writing this biography it has made me take the time to reflect & I realize things really do happen for a reason. Let me explain. A few years back due to the reorganization in a large corporate mental health company, I lost my job! Sound familiar? I thought my world had come to an end. Now as I sit here at my computer, forced to write about myself (which if any of you reading this can relate) is not an easy task. However I did discover it was NOT the end, but a very wonderful, exciting and fulfilling new BEGINNING! I did realize that I am not the only "baby boomer" that has experienced the pitfalls of putting your career in the hands of some one I had no control over so I chose to take control myself!

My "BEGINNING" was in 1995 when I was introduced to the real estate world by osmosis. Let me explain. I began by assisting my husband in his business as a loan processor with Broad Street Mortgage Corp. in Denver, Colorado.. I felt so much enthusiasm, joy and fulfillment in this industry, but at the same time there was this nagging void. I searched and listened to myself for a while then all of a sudden the light went ON! That void I soon discovered was the people contact I had in my previous careers. So, I made the decision to go back to school and get my Colorado real estate license. I then began researching and interviewing several real estate companies and I found CENTURY 21 to be the best in delivering quality service. This trait rates high on my list of priorities as well. Once deciding on the real estate company the real estate broker was my next focus but that was a piece of cake. As soon as I walked into Century 21 Dinkel & Associate’s office I knew it was where I wanted to be. This office is truly a team effort.

Prior to being in real estate I had worked in the mental health field, as a hair dresser and restaurant owner/manager. Fields, as I mentioned above (when the light went on), that had direct contact with people not just sitting behind a computer entering and extracting data. Fields that relate directly to good people skills, communication skills and providing quality customer service in order to succeed.

Our children were born, raised and educated in Denver, Colorado also. They all are now adults that have given us eight (8) wonderful and very individualistic grandchildren and so goes another generation of family in this gorgeous state of Colorado. My husband, as I briefly mentioned above, is in the mortgage business and is a great resource and assistance for me in the mortgage/lender arena. Because we are "partners", a "team", it brings the processing of the entire transaction closer together. The information flow is smoother which makes for a less stressful transaction for our customers.

Now that you know a little about me, let’s focus on you! Your first question might go something like…

So Joran, ho do we get started? Well it's as easy as counting to six...
1. When I am the selling agent working for the buyer the lender is our first & most important step in purchasing your American dream. Whether it is Broad Street Mortgage Corp. (who is my lender of choice!) as I mentioned in my introduction, or a lender that has been referred to you from some other source, this is where to begin. Without this process at least started (and better still) credit approved by an underwriter, your offers will be the lowest on the totem pole in this market we are currently experiencing! When acting as a listing agent for the seller I will call the lender to insure we are working with a qualified buyer and to find out where they’re at in the loan process. In these times of multiple offers the buyer who is the furtherest along in the process may influence which offer my seller is going to accept.

2. When I am the listing agent working for the seller I order the majority of my title work with Stewart Title of Denver. I find them to be accessible, informative and educational, in a way that "lay people" can understand. When working with the buyer as a selling agent on the purchase of a property I will contact the title company to establish a repore with the closer that will be preparing all the documents needed to do our closing. ???

 

3. As a selling agent working for the buyer I have experienced a great success with the Team Inspection Service "TIS". They do a thorough inspection without going to the extremes of being ridiculous. They will point out immediate/major items that could be of danger and require immediate attention and/or outline futuristic/minor items that could be addressed as the buyer elects. As a listing agent working for the seller I am your advocate. Lets suppose you’ve remodeled your home. Let’s also say you’ve built on an addition, garage, etc. etc. Did you obtain a permit? This could present a problem! So I have prepared a "list" of items that you as the seller should check prior to listing your property. I call it the "laundry list" and I will discuss its contents with you and explain any questions. This way there will be no surprises when it comes time for the buyer to have your home inspected.

4. As your listing agent working for the seller I personally meet the appraiser at your property to offer any information the seller feels could be pertinent to the value of his/her home. This can work to my seller’s advantage. Some realtors view the appraiser as the "enemy" the "deal breaker" I view them as my allie. As a selling agent working for the buyers if my buyers and I have doubts about the purchase price I will also be there, or at least call, to inquire about the sellers comps and how they were derived. Most generally though it is the listing agents place to meet with this person as the proof of value rests with sellers and their agent.

5. Surveying the property to obtain an Improvement Location Certificate "ILC". This is not only to insure you that you are free of encroachments but also that you are free from encroachments that could have a direct impact on you when you decide to resell.

 

6. Last but not least is the hazard insurance. This to insure the owner from numerous dangers/threats on his/her property. Farmer’s is the company we are insured with. They have given us a competitive rate because we have everything under one umbrella. Most companies will offer this program as well, but you should shop around. Our son has been a Farmer’s agent almost 20 years.
