- PHYSICAL SETTING:
The property, being on the north shore of Piney Lake, stair steps up the south facing slope of Piney Ridge and includes a number of areas containing fairly flat, buildable land. - ACCESS:
Access to the Piney Ridge property and to Piney Lake is gained by taking Red Sandstone Road north of Vail.
- SCENERY / VISTAS:
The entire property offers beautiful and varied vistas. From the lower "benches", views of Piney Lake, Piney River Valley, and the Gore Range predominate. From the upper "benches" and the ridge top, one views a sweeping panorama from the Gore Range on the east past Vail Mountain. One can view a spectacular vista of Mount of the Holy Cross and the rest of the Holy Cross Range to the south. Looking westerly down the Piney River valley, with Red and White Mountain punctuating the view west.

- FOREST COVER AND VEGETATION:
Several distinctive vegetation zones characterize the property. Most of the south-facing slope is covered with quaking aspen groves separated by open grassy meadows. From the ridge top north, the property is mostly forested with a mixed pine and spruce evergreen forest. Within the evergreen forest there are a number of ecologically unique high altitude Lilly ponds. Any development will need to carefully protect and preserve these ponds.

- PRESENT ACTIVITY IN THE AREA:
Trails emanating from Piney Lake provide the primary western access to the Eagles Nest Wilderness Area. In addition to the public access to Piney Lake provided by the U.S.F.S. At the lake inlet and outlet and along the south shore, Vail Associates d.b.a. Piney River Ranch provides a number of recreational opportunities in the area. These activities include trout fishing, guided horse trail rides, boat and canoe rentals, rustic meal facilities catered parties and weddings, and souvenir sales. With the exception of horseback rides, and boat rental, all of these activities could also be offered.
- GENERAL DEVELOPMENT FACTORS:
- ROAD: It will probably be necessary to build an access road to the property from the existing USFS Piney Lake access road. There are a number of low environmental impact routes possible for this road, therefore locating it for maximum utility and minimum visual impact should present no problems. However, U.S. Forest Service coordination and approval will be required during all phases of the road planning and construction.
- ENERGY / POWER: Electric generation on site using propane or diesel for fuel is the present most practical power solution. Solar energy, for electric generation may be a viable alternative.
- WATER: A well drilled nearly anywhere on the property should provide ample water from the sandstone of the underlying Minturn Formation, which makes up Piney Ridge.
- SEPTIC: Although the soil on the south facing slopes may be thin., the several gently sloping benches may have sufficient soil thickness to provide an adequate leach field. Soils northward from the ridge top are thought to be thicker, and may provide the preferable leach field location. Because of the general sandstone origin of the soils, percolation rates are expected to be adequate.
- OWNERSHIP:
The Piney88 LLC's property is the only private property for several miles in any direction, consequently it is completely bounded by public lands. The entire northern and eastern boundaries, plus much of the western boundary of this Piney Ridge property abut directly against the Eagles Nest Wilderness Area.
- LEGAL DESCRIPTION AND LOCATION:
The property is located in Eagle County, Colorado, and is located in Section 12 T4S R81W. It contains approximately 88 acres, located in the:
- NW _ of the SE _ (~40 acres) and the
- NE _ of the SW _ (~40 acres) and all of
- N _ of the NW _ of the SE _ (~8 ACRES) above 9500 feet elevation.

These flight distances indicate that all major ski areas in the central Colorado Mountains are within a 30 to 45 minute flight time from Piney Ridge.
